Poggio Fiorito is a stunning private villa set atop a slope just off the road that leads from Pescia Fiorentina to Capalbio, just 2 km from the heart of the hilltop town of Capalbio and 12 km from the coast which is visible from the villa windows and terraces. It's a smooth 20 minute drive to trendy beach clubs like La Dogana and La Macchia.
At the top of the poggio which hosts the property there is always a light, dry breeze, ensuring a comfotable stay even in the hottest summer months; the view from here is simply breathtaking, with fields and trees sloping sweetly down towards the Sea. The 4 hectares of land comprising the Poggio Fiorito estate are all planted with olive grove, but the gardens are traditional Mediterranean bush and lawn, the pool is instead flanked by a cool forest which if entered leads all the way to Capalbio and is of course not only a landmark in the area but also an ensurer of freshness coming in from the West of the property.
The Villa has a main house and two annexes for guesthouses. In the central part of the home is an almost entirely open-plan ground floor, hosting a large indoor-outdoor living area and portico, decked with sofas and blessed with a magnificent sea view. The kitchen and breakfast room is also open and features a high beamed ceiling and long table for seating up to 14 guests comfortably. This is used as a dining room too, for hotter days, or chilly evenings by the fireside. The outdoor dining area is off the kitchen and overlooks the pool and deck as well as the forest. A further study or TV room has its own guest bathroom and can also be used as an extra bedroom (sofabed). On the upper floor, the master suite and a second double bedroom enjoy a spacious terrace with panormaic view, the children's bedroom has bunkbeds and shares a bathroom with the second bedroom as well as a small extra room equipped for a nanny or simply for storage. Below ground level is a Spa room with Hammam, cold water tub and shower, a changing room and a staff bedroom with bathroom as well as laundry area. The detached annexes are set around a courtyard set with olive trees and porticoes; between them they house three double ensuite guest bedrooms and the full-time housekeeper's home.
